Passive Fire Inspections and Annual Surveys in Brisbane

Fire Frog inspects installed passive fire in commercial buildings and runs annual surveys for building owners and managers, with a report that sets out what is in place and what needs attention.

Every accessible penetration, joint and rated element in scope is examined against the system it was installed to, and recorded with a location and a photograph. The result is a register of the passive fire in the building and a list of what needs rectifying, in the order it should be dealt with.

The annual survey repeats that to the same scope each year. New cabling, replaced services and tenant fit-outs all put new penetrations through rated elements, and a yearly survey picks them up while they are still a small job.

Each item in the report names what was found, where it is, why it fails and what the fix is, so the report can be acted on directly.

Common questions

What does a passive fire inspection actually cover?

Accessible penetrations, joints and rated elements within the agreed scope. Each one is checked against the tested system it should have been installed to, and recorded with a photograph and a location. Anything not accessible is noted as not inspected rather than passed by assumption.

How often should passive fire be surveyed?

Annually is the common cycle, and it suits how buildings actually change. New services and fit-outs put new penetrations through rated elements between surveys.

Do you fix what you find?

Where you want it fixed, yes. Rectification is scoped from the report, and the report is useful whether or not the rectification is done by Fire Frog.

Can you inspect an occupied building?

Yes. Most surveys are in occupied buildings. Access to ceiling spaces, risers and plant rooms is arranged with the building manager, and work is scheduled around tenants rather than through them.
